项目改造前是中化集团广州大干围仓库区,原作为大型国有化工企业的原料储备与生产基地使用的。由于企业搬迁,这片区位良好的闲置工业厂房物业迎来升级改造的机遇。

设计之初,我们对场地的空间规划从对园区内部公共空间梳理开始,通过外部界面打开、园区内部单体首层空间打通、动静流线分离,营造出三纵两横的街道空间以及南面的超大江景广场。

临街建筑首层考虑为商业空间,外观简约,以白墙和深色窗框为组合,同时设计了每户的广告位,使最终呈现的氛围既达到商业展示与吸引消费的作用,又保持了格调高雅的品味与沿街面整体性的控制。

园区两栋保留完好的坡屋顶红砖面厂房目前整体出租,外观设计保留红砖立面,扩大原有功能窗,以置入玻璃盒子的方式形成新旧材料对比的立面展示效果;内部设计以租户提出的功能诉求为依据,力求增强空间体验的多样性与使用的复合性。

文创式办公部分,分布在几栋较高厂房的二层以上,外观以空调机位和开窗的改造,表现出韵律。

艺术景观设计将园区内的主要展示立面与公共空间串联起来,南面超大江景广场以两栋高层的山墙面大型涂鸦艺术为背景。其余空间交汇处也设计了互动性体验装置,如彩色玻璃拍照点、树池电影大台阶、滑板宣讲台、拼贴篮球场等,以增强参与性与故事性的方式提高园区的活力。

Before the project was rebuilt, it was the Daganwei warehouse area of ​​Sinochem Group in Guangzhou. It was originally used as a raw material reserve and production base for large state-owned chemical enterprises. Due to the relocation of the enterprise, this well-located idle industrial plant property has welcomed the opportunity of upgrading.

At the beginning of the design, we started the spatial planning of the site from the internal public space of the park, opened through the external interface, opened the first floor space of the park, separated the static and flowing lines, and created three vertical and two horizontal street spaces and the south side. Super Riverview Plaza.

The first floor of the street building is considered as a commercial space with a simple appearance. The white wall and the dark window frame are combined. At the same time, the advertising space of each household is designed, so that the final atmosphere can not only achieve commercial display and attract consumption, but also maintain Elegant taste and control along the street.

The two well-preserved sloping roof red brick factory buildings in the park are currently rented out as a whole, and the design retains the red brick façade, expanding the original functional window, and forming the façade display effect of the new and old materials by placing the glass box; the internal design is Based on the functional appeals proposed by the tenants, the company strives to enhance the diversity of the spatial experience and the combination of use.

The office building of Wenchuang is distributed in the second floor of several high-rise buildings. The appearance is transformed by air-conditioner position and window opening, showing rhythm.

The art landscape design connects the main display façades in the park with the public space. The south super-large river view plaza is set against the backdrop of two high-rise gables. The rest of the space interchange also designed interactive experience devices, such as stained glass photo points, tree pool movie steps, skateboards, and basketball courts to enhance the vibrancy of the park by enhancing participatory and storytelling.
