项目改造的历史背景:海珠区曾经是广州的工业中心,主要集中了纺织、化工、轻工制造等产业,因此存留下大量的工业用途的厂区厂房。随着经济发展,城市的职能发生转变,大量厂房被空置,普遍的情况是:建筑和环境质量都较差,面临着城市更新大方向之下的产业升级换代的需要。

原有建筑群是在改革开放大潮期间建立起来的,呈现一种野蛮生长式的无序和高密度;周边被城市主干道与污染严重的河涌包裹,边界封闭,对城市缺乏开发包容的状态。

解决方案:在面对这些问题时,我们首先想到的是通过“以建筑面积换环境质量”的做法对建筑物进行梳理,降低建筑密度,利用体量切割的方式,创造出更适合不同业态的自由组合空间, 同时插入中庭、露台、通廊,把大小不同的空间连接起来,组成了整个园区的“慢享”系统。

同时将围墙拆除,通过大面积的市民广场与城市相连,为周边居民提供休闲娱乐的空间。

在外立面的考虑上,开出更多的大窗户,将阳光、空气和绿色更多地引入到室内来,改善室内环境;大量简单明快色块的运用,赋予建筑新的活力,让建筑物旧区中彰显出来。

The historical background of the project: Haizhu District used to be the industrial center of Guangzhou, mainly focusing on textile, chemical, light industry and other industries, thus leaving a large number of factory buildings for industrial use. With the economic development, the functions of the city have changed, and a large number of factories have been vacant. The general situation is that the quality of buildings and the environment is poor, facing the need for industrial upgrading under the direction of urban renewal.

The original building complex was established during the tide of reform and opening up, showing a disorderly and high density of barbaric growth; surrounded by urban main roads and heavily polluted rivers, closed borders, lack of development and tolerance for the city .

Solution: In the face of these problems, the first thing we think of is to sort out the buildings by changing the environmental quality of the building area, reduce the building density, and use the volume cutting method to create a more suitable format for different formats. Freely combine space, insert atrium, terrace, and corridor at the same time, connect different sizes of space to form the "slow enjoyment" system of the entire park.

At the same time, the wall is demolished and connected to the city through a large-scale public square to provide leisure and entertainment space for the surrounding residents.
